A whole-home renovation is a scheduling problem first

Most whole-home renovations that go sideways in Boca do not fail on craft. They fail on coordination. A kitchen sub finishes his rough and sits idle because the plumber is on another job. Cabinets arrive on a Tuesday with nowhere to stage them. The tile guy shows up before the floors are flat. Two subs invoice for the same week of work. By week ten the homeowner is the project manager, and they didn't sign up for that job.

A whole-home renovation touches 8 to 12 trades. We build one Gantt-style schedule at project agreement signing that sequences every trade, every long-lead order, and every permit gate. For any structural wall removal we retain a Florida-licensed structural engineer to seal the beam drawings; the engineer's stamp goes into your closeout binder alongside every inspection card.

How a typical TDS Contractors whole-home renovation runs, permit phase included. Actual duration varies by project; your project agreement sets the specific schedule. Simpler coordinated refreshes finish faster (10-14 weeks total); estate-level gut renovations with structural work can run 2840 weeks. Custom or imported cabinets can add 4-10 weeks of lead time on top we order at signing so the clock runs in parallel with permit review.

Phase 1

Design lock & permit submittal

Stamped drawings, structural engineering where required, long-lead material orders placed. Submittals to the applicable Palm Beach County jurisdiction (Boca Raton eHub, Delray, unincorporated PBC) and HOA architectural review package prepared.

Phase 2

Demo & protection

Room-by-room demolition per the phasing plan. Full dust barriers, negative-pressure fans, floor and wall protection. Dumpster staged off the main drive where possible. Sleeping and working zones sealed and maintained separate HVAC where feasible.

Phase 3

Structural & rough trades

Wall removal with engineered beam install where applicable. Rough plumbing, rough electrical, HVAC revisions, and fire-blocking sequenced in the right overlap. Inspections scheduled as each trade finishes not as a batch at the end.

Phase 4

Insulation, drywall & substrate

Close-wall inspections pass, insulation and drywall go up across all rooms. Cement backer and waterproofing in wet areas (flood-tested 24 hours before tile). Floor substrate prep for tile, wood, or LVP leveling compound where needed.

Finishes & install

Cabinets set in kitchen and baths; stone templated, fabricated and installed; tile set across wet areas and backsplashes; flooring laid throughout; paint; trim and finish carpentry; lighting; plumbing fixtures; appliances hooked up.

Final inspections, punch & handover

Final building, electrical, plumbing, and mechanical inspections. Certificate of Completion. Punch-list walkthrough with Jorge, every item closed documented. Closeout binder delivered permits, inspections, engineer's stamps, lien waivers, commitments, appliance manuals.

How long does a whole-home renovation take?
Every project is different. Past TDS Contractors whole-home projects have commonly run 12-28 weeks of on-site work, but the number moves with scope. A coordinated refresh without structural changes usually runs 10-14 weeks. A multi-room gut full kitchen plus 2-3 baths plus flooring throughout typically runs 16-24 weeks. Estate-level gut renovations with structural work or additions can run 24-40 weeks. Your formal agreement schedule names each phase. Permit plan review at the applicable Palm Beach County jurisdiction typically runs 3-6 weeks and happens before demo.
Can we live in the house during a whole-home renovation?
It depends on the scope and the phasing. For projects where we can sequence room by room kitchen first, then baths one at a time, then flooring throughout many clients stay in place with a temporary kitchen in the garage and one working bath maintained at all times. For full-gut whole-home renovations where every wet area is offline at once, almost every client relocates for at least part of the project. We build the written phasing plan with you before signing so the living plan is explicit, not a surprise.
How do you schedule all the trades so nobody's waiting?
A whole-home renovation typically touches 8-12 trades: demo, framing, plumbing, electrical, HVAC, insulation, drywall, tile, flooring, cabinets, stone fabrication, paint, finish carpentry, and appliance install. We build a Gantt-style schedule at project agreement signing that sequences every trade rough plumbing finishes before rough electric starts its overlap, drywall closes behind both, finish trades queue in the right order. Jorge is on site weekly to call the next trade and close the last. When one trade hits a delay, our standard practice is to adjust downstream trades the same business day so the schedule stays as tight as possible.
Do you handle permits and HOA approvals for whole-home projects?
Yes. We pull every permit in our name as the licensed general contractor (CGC1514129) through the applicable Palm Beach County jurisdiction most commonly the City of Boca Raton Building Department, but also Delray Beach, Highland Beach, Boynton Beach, Parkland, Coral Springs, Deerfield Beach, or unincorporated PBC. A whole-home project typically needs building, plumbing, electrical, and mechanical permits, plus a structural sub-permit with a sealed engineer's drawing for any wall removal. HOA architectural review is a separate track; we prepare the package and attend the ARB meeting if required. Permit and HOA fees are itemized in your project agreement, not hidden in the scope.
What happens with structural changes or removing walls?
Any wall removal load-bearing or not requires a permit under the Florida Building Code (FBC 105.1). For load-bearing walls we engage a Florida-licensed structural engineer to spec the beam (typically an LVL or steel) and the post-and-footing conditions. The engineer's sealed drawings accompany the building permit application. We stage temporary shoring, open the wall, install the beam, and pass inspection before any finish work begins. Our standard practice is to verify load-path assumptions at the site framing in Boca homes from different eras uses different methods and the original drawings don't always match what's actually in the ceiling.
How are payments structured across a multi-month project?
Whole-home project agreements are drawn as a series of milestone draws tied to written completion gates not time-based invoices. A typical schedule is: 20-30% deposit at signing (applied to permits, design deposits, and long-lead material orders compliant with Fla. Stat. 489.126 limits on residential deposits), then draws at demo complete, rough trades inspected, drywall complete, cabinets set, stone installed, and final with punch. Each draw is invoiced against verifiable progress. You receive lien waivers from every paid subcontractor at each draw an important protection against the Fla. Stat. 713 mechanic's lien risk. Our standard practice is to collect and deliver waivers at every draw.
What kind of support do you provide after a whole-home renovation?
We prioritize long-term client relationships. If an installation issue arises after we leave, just call us and we'll come take a look. Any manufacturer policies on cabinets, stone, appliances, and flooring pass directly to you.
