Boca Raton Kitchen Remodeling: Flawless Execution. Zero Legal Liability.
You shouldn't have to chase your contractor or dread the final bill. We handle Boca condo boards and pull every mandatory city permit before locking your scope into a fixed-price project agreement. Jorge Monroy is on-site daily.
Stop dreading the "bait and switch"
Most Boca kitchen horror stories start the same way: a low initial bid that creeps upward as "we didn't include that" comes up week after week. Worse, a contractor might offer a "cash discount" to skip mandatory city permits. We price the whole job (including full legal compliance) on one line-item sheet.
- No "Estimates", Only Fixed Quotes: We don't bid low to win the job and hit you with change orders later. Our itemized quotes are fixed-price project agreements. The number on page one is the number at the final walk-through.
- Written Schedules, Zero Ghosting: Your start date and milestone phases are locked into your project agreement. Jorge is on-site daily to ensure the trades hit their marks.
- We Fight The Bureaucracy For You: From the Boca eHub portal to strict Royal Palm HOA boards, we handle the entire architectural review and permit package. You never stand in line.
A recent kitchen transformation
The clearest way to judge a kitchen contractor is to look at before-and-after pairs of full projects, not curated "after" photos that hide the starting point. Here is a clear look at what a full transformation looks like from start to finish.
Complete gut: From heavy cherry to two-tone modern luxury
The original kitchen felt dark and compressed, burdened by heavy cherry cabinets, an outdated peninsula, and a dropped soffit that lowered the ceiling. We executed a complete tear-out, removing the soffit and re-engineering the structure to create a stunning illuminated coffered ceiling with integrated LED cove lighting.
The new footprint features a striking two-tone design, pairing deep navy blue base cabinets with warm, flat-panel wood uppers. The cooking zone is anchored by a massive waterfall island wrapped in heavily veined Calacatta marble, accented by solid brass hardware and elegant glass pendants. To minimize disruption, we built a fully functional temporary kitchen in the garage during the build.

What Boca kitchens actually cost in 2026
Real ranges from 36 months of our own kitchen invoices across Boca Raton and the surrounding Palm Beach + Broward communities — middle-of-the-road numbers, not teaser minimums. Your project is priced documented once Jorge has walked it; these ranges are a starting frame, not a quote.

Bespoke estate kitchen
Project-total ranges — labor, material, permits, contingency. Quotes are fixed-price, written, valid 30 days. Florida sales tax and county surtax apply to taxable materials.
We pass our wholesale discounts directly to you
A General Contractor shouldn't just be a supervisor; they should be your financial partner. Many of South Florida's premium material wholesalers are strictly trade-only. They will not even open their doors to the public. Jorge has established, high-volume accounts at every major supplier.
We do not mark up materials. Instead, we open our accounts to you, passing through our steep builder discounts so you get premium finishes at wholesale costs.
Six phases. Every gate written into your project agreement.
How a typical TDS Contractors kitchen runs, permit phase included. Actual duration varies by project; your project agreement sets the specific schedule. Most contractors only count from demo day. We count from the day you sign, because local permit plan review is the clock that actually runs first. Yours may go faster (simple like-for-like remodels can shave 2 weeks off the permit window) or longer (custom imported cabinets can add 4–8 weeks of lead time on top).
Permit & pre-construction
Stamped drawings submitted to the applicable Palm Beach County jurisdiction (Boca Raton eHub, Delray, unincorporated PBC, etc.). Plan review, HOA approval, and permit issuance — demo starts only when the permit card is on site.
Demo & rough-in
Full demolition, dust barrier up, dumpster out. Soffit and structural work complete. New plumbing and electrical runs pulled to cabinets, island, and appliance locations.
Inspections & drywall
Rough plumbing, electrical, and framing inspections by the authority having jurisdiction. Once each passes, we close up walls, tape, float, and prime for paint.
Cabinets & template
Cabinet delivery, inspection, and install over 3–4 working days. Stone fabricator templates the counters same week — fabrication window runs 7–10 days.
Stone & tile
Countertop install in a morning, sink and faucet hooked up same day. Backsplash tile set the next day, grouted and sealed 48 hours later.
Paint, punch, final inspection
Paint, baseboard, hardware, appliances hooked up. Final city inspection, Certificate of Completion, punch-list walkthrough, and the as-built binder handed over.
We handle the City and your HOA. You never stand in line.
Navigating the Boca Raton Building Department and country club ARBs takes massive amounts of time. We handle all of it. We submit the stamped plans, pull the permits under our license, and coordinate every inspection. We deal with the red tape so your only job is picking the finishes.
Why "Skipping the Permit" Costs You Double
Under Florida law and Boca Raton code, almost any kitchen remodel over $1,000 legally requires a permit. If a contractor offers a "cash discount" to skip this, they are shifting massive legal liability directly onto you. Here is the reality of unpermitted work:
- The Resale Trap: Buyer inspections routinely flag unpermitted kitchens, instantly derailing high-value home sales at the closing table.
- Voided Insurance: If an unpermitted plumbing line leaks, your homeowner's insurance can legally deny the entire water damage claim.
- The Tear-Out: If the City catches unpermitted work, inspectors can force you to rip out brand-new custom cabinets just to verify the wiring behind them.
The TDS Standard: We never cut this corner. Your home's value and your legal protection are non-negotiable.
