Pompano Beach's housing stock runs three distinct eras stacked in one city. The legacy market is 1950s–1970s ranch and CBS single-family in Imperial Point, Palm Aire, and Hillsboro Shores — solid middle-market remodel inventory. The A1A strip carries 1970s–1980s condo towers alongside an active new-luxury pipeline: Waldorf Astoria Residences, Ritz-Carlton Residences, Armani/Casa (est. 2028), W Pompano, and Ocean 580. Pompano's flood profile is classic coastal-Broward: VE at the oceanfront (barrier-island strip), AE across the Intracoastal and much of the eastern half, and Zone X for western inland Palm Aire and Imperial Point. The July 31, 2024 Broward FIRM update is effective.
The freeboard rule worth knowing before scope commit: Pompano's flood ordinance §152.29(C) imposes additional freeboard above the FEMA base flood elevation on new construction and substantial improvements. That second clause is the budget-shifter. A remodel whose total cost equals or exceeds 50% of the home's depreciated market value qualifies as a substantial improvement, and the entire structure — not just the new work — must be brought into compliance with the current freeboard minimum. For an Imperial Point or Hillsboro Shores property east of US-1, that can mean elevating the existing first-floor finish or, in some cases, the whole house. We verify the parcel's current FIRM zone via the FEMA Map Service Center and run the 50% calculation against current depreciated value before quoting — getting this wrong at design time turns a $200K remodel into a $600K rebuild discovery at permit review.
